EMULSION DAMPPROOFING FOR PROTECTING BELOW-GRADE CONCRETE AND MASONRY
SEALMASTIC TYPE II (brush-on/spray-grade) is an asphalt-based, fiber-reinforced clay emulsion formulated to create a tight, durable film. This advanced coating combines excellent strength with superior water resistance, providing a reliable barrier against moisture infiltration in below-grade and exposed masonry applications.
USES
SEALMASTIC TYPE II is ideal for reducing dampness and preventing moisture penetration through:
- Foundation walls and parapets
- Firewalls, tanks, and culverts
- Cisterns and bridge abutments
- Below-grade masonry walls
- Insulated concrete form (ICF) systems
It also helps minimize internal structural damage from mildew and mold, protecting both new and existing structures.

- Exterior below-grade dense surfaces: ~40–50 ft²/gal (1–1.2 m²/L at 30 mils wet)
- Exterior below-grade porous surfaces: ~40–50 ft²/gal (1–1.2 m²/L at 30 mils wet)
Coverage may vary depending on surface porosity and condition.
SHELF LIFE
When stored indoors in original, unopened containers at temperatures between 40° – 90° F (4° – 32° C), optimal performance is achieved within one year of the date of manufacture.
